A Certificate of Occupancy.  This is a municipal certification that your home is safe to occupy.  Always ask your Fixer to see a copy of the CO before closing. 

Choose a photo that shows the home in the best light and is itself an enticement to want to see more… consider curb appeal.  The photo should be from straight on and is clear of trees as possible.  Our artist’s need as clear a photo as possible and will graphically take out any objectionable clutter.  If you are changing the form of the house or making aesthetic (siding, finish) changes please describe them for us in the HIP Plan comments section.

This is easily done by signing into your account and going to your dashboard. Once at the dashboard look up HIP Homes and search for the property that you want to change or add photos to.  From here it is the same processes as the original add HIP home photos. 

Photos should each be 1 MB (megabyte) or less in size and.jpg, .jpeg, .bmp, or .gif formats. Vertical photos (tall or portrait) will be cropped and are not recommended. MLS photo standard is a 1620 x 1080 size.

No.  Your part of this effort is simply to provide current photos of the front of the house and in comments provide any special features (in or outside of the home, neighborhood/location, upgrades to or existing open floor features). The HIPHom production team will take it from here.

Absolutely, and highly encouraged, this should be a part of your promotion campaign. Using Facebook or any of your choice social media sites is easy.  It enables you to share your property with your network of family and friends. You can also link your property to your account so that others will see it when they view your profile. To feature your property on your Facebook profile and share it with your friends, follow the simple steps below:

  • View your property listing on HIPHom~Fliphom.com.

  • Click Share on Facebook, this will redirect you to Facebook. If you are not already logged in to Facebook, you will be prompted to login to your account.
  • Write a note about your property and click Share. A link to your property will be posted to your Wall on your Facebook profile.

A lead will be generated when an interested Buyer completes the application form to qualify them and not before.  Once this happens, you will receive an email notice that you have an interested Buyer.  On your Dashboard there is a section for leads that will help you keep track of the inquiries.  Your profile information is only available to qualified interested parties.

As a Fixer you pay a marketing fee dependent on the level of service you desire.

It is possible to edit your HIP listing whenever you would like and as often as you would like. To edit you listing, simply:

  1. Sign-in to your Fixer dashboard; this can be found at the top right hand corner of any page.
  2. Find Manage HIPhom on the left side of the dashboard
  3. Click on the icon for edit and make the revision desired
  4. Click on Save Changes.

That is not a problem.  Our standard fees to promote your HIP will still apply. In addition, at any time you may add on a MLS listing option.  At $495 to list and 3% to sell even with our service fees this is still the best deal in town. Our brokerage partner will contact you soon after you add-on MLS option to guide you through the process and to help you understand local real estate laws, as well as, MLS rules and regulations.

If you are a Fixer, yes, access to the Fixer Dashboard requires membership; however, the $99 fee is applied to your first home added.  If you immediately add a home membership is included in the base fees.  

The Affiliate Program is an opportunity for local qualified realtors to boost their income stream by promoting HIPHom~Fliphom to your clients, associates and new client base. The Affiliate Program is designed to be an easy way for a realtor to capture a significant share of the flipped homes market and to receive a new stream of income as a result. The relationship is an exclusive relationship in a defined geographic area. Accordingly, the affiliate receives the benefit of all business within this area. 

All of our Affiliate Broker/Agents must exceed the following requirements:

  1. Must be a licensed, full-time real estate agent with a minimum of 24 months experience
  2. Must have a minimum of 12 closed transactions over the last 12 months with a demonstrated experience with flipped homes
  3. Average rating of at least 4.5 stars from their clients

As consideration for your participation in the Affiliate Program you will receive benefit from two components as follows:

  1. Service income is defined as the income from marketing fees paid by Fixer’s on the HIPHom website for services.  The income is collected at the time of sale and will be paid out to an affiliate at the rate of 3% percent of the service income generated within the affiliates within the designated geographic area.
  2. MLS Listing - The affiliate will be the primary broker for all MLS listings that are originated via the website within the designated geographic area. The MLS listing occurs when an investor/fixer decides to list their property on MLS. This decision can come at any time during their relationship with HIPHom and is viewed as part of a comprehensive marketing service provided by us. The services an affiliate provides will be to facilitate a transaction in the manner they are guided by local, state and municipal real estate laws.  The MLS fee as an affiliate with HIPHom is 4%:
    1. Listing- 1.5 percent (%) per HIP listed to MLS
    2. Buyer Fee- is 2.5 percent (%) of selling price
